Polished Concrete Floors for Lakeway Homes and Builds

We bring polished concrete to Lakeway, The Hills, and nearby Lake Travis communities, with the same diamond polishing we do across Central Texas. Our work runs from custom Hill Country homes where the pour was planned around the finish to lakefront remodels. With an older slab, we take an honest look before agreeing on a finish. If stained concrete or an epoxy coating would suit the space better, we'll say so and do that instead.

Common Problems

Sound Familiar?

Homeowners, remodelers, builders, and facility managers around Central Texas often bring us these four problems.

You don't know what's under the floor

Tile or carpet comes up and nobody can say whether that slab will polish well. We check it first, and when the job calls for it we grind a test area, so there's less guessing about the finish.

Polishing, grind and seal, epoxy, and staining all get sold as "shiny concrete"

They're different systems with different upkeep, and we'll tell you which one fits the space instead of selling whatever we installed last week.

Cracks over Central Texas clay

Clay soil that swells and shrinks moves slabs. We can repair and manage cracks before polishing, but polishing won't erase them, and an overlay won't cure the movement. Lakeway sits west of Interstate 35, where soil is often thin over limestone. Pockets of clay and built up lots can still move a slab, so we check crack history here too. See how Central Texas clay affects polished floors.

Commercial downtime is a real cost

In retail, office, and warehouse spaces, we can work in zones and stages and give you our honest estimate of when you'll get each area back. We won't just promise to "work around you."

Whatever the worry, we start the same way: we check the slab first, then recommend the system we think fits it best.

How We Plan Lakeway Work Days

Lakeway is a longer drive west along RM 620 from our Austin base, so we plan full working days and confirm equipment access before we show up. In gated neighborhoods like The Hills, we arrange crew and trailer entry ahead of time. In homes along Lakeway Boulevard and Flintrock Trace where people are living during the work, we can seal off the work area and run HEPA dust extraction. In most homes, everything outside that sealed area stays usable. We book nearby Bee Cave and Steiner Ranch jobs on the same western route to cut down on travel.

Local Slabs

What We Find in Lakeway Slabs

Lakeway homes went up over several decades on Hill Country ground: thin soil over limestone, with pockets of clay that swell and shrink. Newer custom Hill Country builds along Lake Travis usually have flat, sound slabs. Those are the floors for a cream finish, where almost no stone shows, or salt and pepper, where fine flecks of stone show through. Depending on the slab, we often finish with a lithium silicate hardener.

Older lake houses in Lakeway and The Hills can have slabs with additions, trench repairs, and uneven spots from decades of settling. Each of those changes how the floor looks and what grinding can fix. Garage floors and commercial spaces sometimes need an epoxy coating or stained concrete instead of polishing. For a slab that has moved or been patched a lot, we recommend a polishable overlay. We won't promise a result that grinding alone can't give you.

Our Process

How a Polished Concrete Project Runs

Most jobs go through four steps between your first photos and the first day of grinding, and we don't like to rush them.

  1. 1

    Send details and photos

Your floor area, how you use the space, what's on the floor now, and a few photos of the slab. That's usually enough for a first read on whether polishing is realistic.

  2. 2

    We check the slab

On site we look at things like hardness, how deep the stone sits, flatness, anything soaked into the concrete, cracks, and old repairs. When the job calls for it, we grind a small test area so you can see your own concrete polished before you choose.

  3. 3

We talk through which systems fit

Mechanical polishing, grind and seal, an epoxy coating, or a polishable overlay. We'll make a clear recommendation, even when it's a different system from the one you asked about.

  4. 4

    Written scope, then the work

Prep, repairs, the finish, treatments, phasing, and anything left out of the job all go on paper first. Then our crew does the work as written. We'll go over dust control for your space during the consultation.

Not sure whether your slab should be polished, overlaid, or coated?

Send us photos and a rough floor area. One of our estimators usually looks them over within 24 business hours and gives you a straight answer.

What Customers Tell Us

Here's what some of our customers have said.

“We removed dated tile in our Barton Creek remodel. The team prepped the uneven slab, walked us through our options, and we ended up with a satin cream finish we really like.”
David & Michelle R. Barton Creek, Austin
“As a commercial GC, it's rare to find a flooring trade in Austin that explains the prep and testing this well. They kept us updated on the schedule the whole way through.”
Travis B. Austin
“Honest and straightforward. They tested our 1980s slab, showed us a sample mockup, and explained why polishing suited our open living space better than epoxy.”
Sarah L. South Congress, Austin

Individual results vary based on use, maintenance, and environmental conditions.

Local FAQs

Lakeway Questions

How much does concrete floor polishing cost in Lakeway?

Floor area, old flooring removal, slab condition, repairs, edge work, how much stone shows, how glossy you want it, and any protective treatment all feed into the price. You'll get a written scope once we've seen the slab in person, and it lists what's included and what isn't.

Do you travel to Lakeway, The Hills, and Rough Hollow?

Yes. We cover Lakeway, The Hills, and Rough Hollow in Travis County. We plan full working days on our western route instead of short visits, which helps keep jobs moving.

What are the downsides of polished concrete floors?

Two of them are about comfort. It's hard underfoot, which some homeowners notice in kitchens and living areas, and it can feel cool in winter without radiant heat. Cracks already in the slab may still show after polishing, and acidic spills need to be wiped up quickly. We'd rather you hear all of this before we start, so we cover it when we look at your slab.

Is polished concrete cheaper than tile for a Lakeway home?

Often, if the slab is in good shape. Tearing out the old flooring, prepping for tile, and laying new tile over the same area tends to cost more than polishing. A slab that needs a lot of repair or an overlay narrows the gap, and if you're torn between the two, we'll price both in the written scope.

Can you polish over a slab with trench repairs or additions?

We can prep and polish over repairs, but they usually still show because the patch material is different from the concrete around it. An addition poured at a different time usually has a different color and different stone in it. If it helps you decide, we can grind a test area so you see how your slab polishes before you commit.

Where can I find a concrete floor specialist near Lakeway?

We cover Lakeway, The Hills, Rough Hollow, Bee Cave, Steiner Ranch, and the rest of the Lake Travis area. Send floor area, how the property is used, and slab photos through our quote form, and an estimator usually looks at them within 24 business hours.

Is polished concrete a good fit for a Lake Travis home?

With the right care, it usually holds up well to foot traffic, tracked in grit, and moisture, which suits a lake house. Area rugs help with comfort in living spaces. For the garage, we can also put down an epoxy coating if you want a different look or better resistance to chemicals.

Still have a question about your floor?

Send it our way, with photos if you have them. We'll get back to you as soon as we can with a straight answer, whether or not you hire us.
