Lago Vista Polished Concrete Floor Specialists

We do polished concrete in Lago Vista and the Lake Travis communities nearby, for homes and businesses. Our work ranges from custom Hill Country builds near Bar K Ranches and Highland Lake Estates to established lakefront homes. We take an honest look at older lakefront slabs before we agree on a finish, and sometimes stained concrete, an epoxy coating, or a polishable overlay is the better answer.

Common Problems

Sound Familiar?

Homeowners, remodelers, builders, and facility managers around Central Texas often bring us these four problems.

You don't know what's under the floor

Tile or carpet comes up and nobody can say whether that slab will polish well. We check it first, and when the job calls for it we grind a test area, so there's less guessing about the finish.

Polishing, grind and seal, epoxy, and staining all get sold as "shiny concrete"

They're different systems with different upkeep, and we'll tell you which one fits the space instead of selling whatever we installed last week.

Cracks over Central Texas clay

Clay soil that swells and shrinks moves slabs. We can repair and manage cracks before polishing, but polishing won't erase them, and an overlay won't cure the movement. Lago Vista sits west of Interstate 35, where soil is often thin over limestone. Pockets of clay and built up lots can still move a slab, so we check crack history here too. See how Central Texas clay affects polished floors.

Commercial downtime is a real cost

In retail, office, and warehouse spaces, we can work in zones and stages and give you our honest estimate of when you'll get each area back. We won't just promise to "work around you."

Whatever the worry, we start the same way: we check the slab first, then recommend the system we think fits it best.

Local Logistics

Planning the Drive and Setup in Lago Vista

Lago Vista is a longer drive northwest from Austin along RM 1431, so we plan full working days. We confirm access, power, and a spot to set up before the equipment comes out. Homes near Bar K Ranches, Highland Lake Estates, and Lago Vista Village are easy to get our floor grinders and dust extraction units into. On commercial or retail spaces along RM 1431, we can work zone by zone outside business hours. We book Lago Vista work alongside nearby Lakeway, Cedar Park, and Leander jobs to cut down on travel around the lake.

Local Slabs

What We Find in Lago Vista Slabs

Lago Vista sits on Hill Country ground, which means thin soil over limestone and pockets of clay that swell and shrink enough to move a slab over time. Newer custom builds near Bar K Ranches and Highland Lake Estates often have sound, properly cured slabs. Cream (almost no stone showing) and salt and pepper (fine flecks of stone) both work well on them, often with a lithium silicate hardener to finish.

Older lakefront homes near Lake Travis can have decades of tile glue, patches, and past moisture problems. That means careful prep and a close look at the slab before we recommend a finish. A slab that has moved or is badly damaged is better off with a polishable overlay or a stained finish than with grinding alone, and we'll tell you so.

We don't have a Lago Vista showroom or office. When the job calls for samples or mockups, they ride out with the crew, and the work happens at your property.

Our Process

How a Polished Concrete Project Runs

Most jobs go through four steps between your first photos and the first day of grinding, and we don't like to rush them.

  1. 1

    Send details and photos

Your floor area, how you use the space, what's on the floor now, and a few photos of the slab. That's usually enough for a first read on whether polishing is realistic.

  2. 2

    We check the slab

On site we look at things like hardness, how deep the stone sits, flatness, anything soaked into the concrete, cracks, and old repairs. When the job calls for it, we grind a small test area so you can see your own concrete polished before you choose.

  3. 3

We talk through which systems fit

Mechanical polishing, grind and seal, an epoxy coating, or a polishable overlay. We'll make a clear recommendation, even when it's a different system from the one you asked about.

  4. 4

    Written scope, then the work

Prep, repairs, the finish, treatments, phasing, and anything left out of the job all go on paper first. Then our crew does the work as written. We'll go over dust control for your space during the consultation.

Not sure whether your slab should be polished, overlaid, or coated?

Send us photos and a rough floor area. One of our estimators usually looks them over within 24 business hours and gives you a straight answer.

Feedback

What Customers Tell Us

Here's what some of our customers have said.

“We removed dated tile in our Barton Creek remodel. The team prepped the uneven slab, walked us through our options, and we ended up with a satin cream finish we really like.”
David & Michelle R. Barton Creek, Austin
“As a commercial GC, it's rare to find a flooring trade in Austin that explains the prep and testing this well. They kept us updated on the schedule the whole way through.”
Travis B. Austin

Local FAQs

Lago Vista Questions

Do you serve Lago Vista and the Lake Travis area?

Yes. We cover Lago Vista, Bar K Ranches, Highland Lake Estates, and the Lake Travis communities around them. We try to schedule Lago Vista jobs with our Lakeway, Cedar Park, and Leander work, which helps crews get a full day on site.

How much does polished concrete cost in Lago Vista?

It comes down to floor area, removing the old flooring, slab condition, repairs, how much stone you want showing, shine level, and any protective treatment. Once we've looked at the slab on site, you get a written scope that lists what's included and what isn't. To get started, send photos and your floor area through the quote form.

Can an older Lago Vista slab be polished?

Sometimes. Older lakefront homes near Lake Travis can have tile glue, patches, and past moisture problems that limit what grinding can do. We look at the slab in person, and if it helps, we grind a test area so you see how it polishes before you pick a finish.

What are the downsides of polished concrete floors?

It's hard underfoot, and some homeowners feel that in kitchens and living areas. Without radiant heat, it can also feel cool in winter. Existing cracks usually still show after polishing, and acidic spills need a quick wipe. We'll talk through all of it at the slab visit so you can decide whether polishing suits your Lago Vista home.

Is polished concrete cheaper than tile for a Lago Vista home?

If the slab is in good shape, polishing often costs less than tearing out the old floor, prepping for tile, and laying new tile over the same area. The cost gap gets smaller when the slab needs a lot of repair or a polishable overlay. If you can't decide between the two, we'll price both in the written scope.

Is there extra cost for travel to Lago Vista?

Usually not. Lago Vista sits on our western Lake Travis route, and we cover it. When access or travel really does change the job, you'll see it as its own line in the written quote.

Where can I find a concrete floor specialist near Lago Vista?

We cover Lago Vista, Bar K Ranches, Highland Lake Estates, and the Lake Travis communities around them. We also serve nearby Lakeway, Cedar Park, and Leander. Send your project details through the quote form, and an estimator usually looks at them within 24 business hours.

Still have a question about your floor?

Send it our way, with photos if you have them. We'll get back to you as soon as we can with a straight answer, whether or not you hire us.
