Polished Concrete Floors for Georgetown Homes and Businesses

We bring polished concrete to Georgetown with the same diamond polishing we do across Central Texas. Our work here goes from older commercial slabs that need grinding, repair, and resurfacing to brand new home floors ready for a decorative finish: polished, stained, or overlaid.

Common Problems

Sound Familiar?

Homeowners, remodelers, builders, and facility managers around Central Texas often bring us these four problems.

You don't know what's under the floor

Tile or carpet comes up and nobody can say whether that slab will polish well. We check it first, and when the job calls for it we grind a test area, so there's less guessing about the finish.

Polishing, grind and seal, epoxy, and staining all get sold as "shiny concrete"

They're different systems with different upkeep, and we'll tell you which one fits the space instead of selling whatever we installed last week.

Cracks over Central Texas clay

Clay soil that swells and shrinks moves slabs. We can repair and manage cracks before polishing, but polishing won't erase them, and an overlay won't cure the movement. Georgetown straddles Interstate 35. Slabs on the west side often sit on thin soil over limestone, while the east side has deeper Blackland Prairie clay. See how Central Texas clay affects polished floors.

Commercial downtime is a real cost

In retail, office, and warehouse spaces, we can work in zones and stages and give you our honest estimate of when you'll get each area back. We won't just promise to "work around you."

Whatever the worry, we start the same way: we check the slab first, then recommend the system we think fits it best.

  • We can schedule work around opening hours for downtown businesses
  • An in person walkthrough of care and upkeep when the job is done
Local Logistics

Getting Equipment Into Georgetown Buildings

Georgetown is at the north end of our regular routes, about 30 miles up I-35 from Austin. Buildings on the historic downtown square often have narrow doors and little room to unload, so we check parking, door width, and power before we book the job. Away from the square, homes and commercial buildings off SH-29 and Williams Drive, or around Berry Creek and Georgetown Village, are easy to get equipment into. That's where we can run longer days on retail, warehouse, and office floors.

Local Slabs

What We Find in Georgetown Slabs

Older commercial buildings around the Georgetown square can hide decades of coatings, glue, and patch repairs under whatever is on the floor today. Those slabs need grinding and careful prep before their character shows. When it makes sense, a test area shows you how your own slab polishes before you commit.

Newer homes in Sun City, Wolf Ranch, and Cimarron Hills usually have flat, properly cured slabs. A polished or stained finish works well on them, either cream with almost no stone showing or salt and pepper with fine flecks of stone. Depending on the slab, we may finish with a lithium silicate hardener, which helps the floor stand up to wear.

Our Process

How a Polished Concrete Project Runs

Most jobs go through four steps between your first photos and the first day of grinding, and we don't like to rush them.

  1. 1

    Send details and photos

Your floor area, how you use the space, what's on the floor now, and a few photos of the slab. That's usually enough for a first read on whether polishing is realistic.

  2. 2

    We check the slab

On site we look at things like hardness, how deep the stone sits, flatness, anything soaked into the concrete, cracks, and old repairs. When the job calls for it, we grind a small test area so you can see your own concrete polished before you choose.

  3. 3

We talk through which systems fit

Mechanical polishing, grind and seal, an epoxy coating, or a polishable overlay. We'll make a clear recommendation, even when it's a different system from the one you asked about.

  4. 4

    Written scope, then the work

Prep, repairs, the finish, treatments, phasing, and anything left out of the job all go on paper first. Then our crew does the work as written. We'll go over dust control for your space during the consultation.

Not sure whether your slab should be polished, overlaid, or coated?

Feedback

What Customers Tell Us

Here's what some of our customers have said.

“We removed dated tile in our Barton Creek remodel. The team prepped the uneven slab, walked us through our options, and we ended up with a satin cream finish we really like.”
David & Michelle R. Barton Creek, Austin
“As a commercial GC, it's rare to find a flooring trade in Austin that explains the prep and testing this well. They kept us updated on the schedule the whole way through.”
Travis B. Austin
“Honest and straightforward. They tested our 1980s slab, showed us a sample mockup, and explained why polishing suited our open living space better than epoxy.”
Sarah L. South Congress, Austin

Individual results vary based on use, maintenance, and environmental conditions.

Local FAQs

Georgetown Questions

Where can I find concrete floor polishing near Georgetown, TX?

We cover Georgetown and the Williamson County towns around it, plus Round Rock, Hutto, Leander, and Taylor. An estimator usually looks at your project details within 24 business hours.

Can an old downtown Georgetown floor be polished?

Often, yes, and the finished floor usually keeps some of the slab's history. We can grind a test area first so you can decide whether you like that character.

What if the old slab is too damaged?

Then we'd suggest a polishable overlay. It can give you a fresh, even surface when polishing the old slab won't look good enough. It resurfaces the floor, but it won't stop the slab from moving.

Can you work around a Georgetown shop's opening hours?

Usually, yes. We can do the floor one zone at a time and work evenings or days you're closed, so in most cases the space stays open.

Do you come out to Georgetown to look at the slab?

Yes. Once we've looked at your photos and floor area, we set up a site visit to check the slab properly before we quote.

What does polished concrete flooring cost in Georgetown?

Several things set the price: floor area, old flooring removal, slab condition and repairs, edge work, how much stone shows, how glossy you want it, and any protective treatment. After we see the slab in person, we put the number in a written scope that spells out what's included and what isn't.

Are there downsides to polished concrete floors?

A few. It's hard underfoot, which some homeowners notice in kitchens or living areas, and it can feel cool in winter without radiant heat. Cracks in the slab may still show, and acidic spills need to be wiped up quickly. We talk through these at the slab visit so you can decide if polishing suits your space.

Is polished concrete cheaper than tile for a Georgetown remodel?

That comes down to the slab. If the concrete is sound, polishing often costs less than tearing out the old floor, prepping for tile, and laying new tile over the same area. If the slab needs a lot of repair or an overlay, the gap gets smaller. If you're deciding between the two, we'll price both when we look at the slab.

Still have a question about your floor?

Send it our way, with photos if you have them. We'll get back to you as soon as we can with a straight answer, whether or not you hire us.
